Sell your Tampa house fast, in any condition

Most people who call me about a fast sale in Tampa are not chasing a deal. They are trying to stop something. A second payment on a house nobody lives in. A parent’s house in Sulphur Springs nobody has opened since the funeral.

I am Laura Spaulding, broker at Boss Lady Realty. I buy houses for cash in any condition, and I list houses for sellers. Two routes, two numbers. I will tell you which fits your house, even when it is the one that does not involve me buying it.

What “fast” really means here

A financed buyer is on the lender’s clock: appraisal, underwriting, an insurance binder, a flood determination. That buyer must receive a Closing Disclosure at least three business days before closing, so a late change resets the calendar. In Tampa the binder is often the real delay, not the loan.

A cash buyer removes all of that. What is left is title work, which has its own floors:

So when someone promises seven days, ask what they are skipping. An honest cash timeline here is a couple of weeks once title is clean. Still a different world from a financed sale, and far more certain.

Tampa-specific things that stall a closing

The city lien search is not the title search. A title search reads the Clerk’s records; Tampa code enforcement liens and unpaid water balances sit in the city’s own system. Open permits are searchable by address on the city’s Accela portal. A 2011 water heater permit with no final inspection is not a crisis, but a lender may want it closed.

Know which government you are in. Seminole Heights, Sulphur Springs, East Tampa and South Tampa are inside the city, so permits and code go through City of Tampa Construction Services. Town ‘n’ Country is not in the city at all; it is unincorporated Hillsborough County. Temple Terrace is its own city with its own building division.

Historic review, and old city money. Tampa’s four local historic districts — Hyde Park, Seminole Heights, Tampa Heights and Ybor City — send exterior work through the Architectural Review Commission. And the East Tampa CRA rehab program is a deferred loan secured by a recorded mortgage that comes due when the house sells. If a parent took that help, it is a payoff at closing.

What pushes a Tampa house toward the as-is route

Age and construction. Much of East Tampa, Sulphur Springs and Town ‘n’ Country is 1950s to 1970s concrete block. The block is usually fine. What is tired is everything attached to it: cast iron drain lines, old wiring, single-pane windows, a panel no insurer wants to see.

Roof age and the insurance market. The biggest deal-killer I see. Florida law says an insurer may not refuse to issue or renew a policy solely because of roof age if the roof is under 15 years old, and an older roof gets the same protection if an inspection shows five or more years of useful life left. Past that, a buyer may not get a binder, which means no loan, and your buyer pool narrows to cash.

Unpermitted additions. Enclosed carports, converted garages, a back room that is not on the property record. Curing it means an after-the-fact permit and opening the work up for inspection, sometimes with an engineer. A financed buyer usually will not wait for that.

Condition. Hoarding, long vacancy, an estate nobody can face entering. You do not need to clear it. I will walk it as it is. I ran a crime scene cleanup company for the better part of two decades, so a full house is a logistics problem to me, not a shock. Start here.

Flood zone, elevation and South Tampa

In South Tampa, on the low streets off the Hillsborough River, and near the bay, buyers ask about water before price. The city does not hand you a flood determination. You check the FEMA map yourself or through Hillsborough County’s flood zone viewer; county floodplain staff answer at (813) 635-5400. Elevation is a separate question, answered by a surveyor’s Elevation Certificate — which FEMA no longer requires to rate a policy, though you may still submit one.

Flood insurance is not optional for a financed buyer in a mapped high-risk zone; federal law requires the lender to have it in place. One point in your favor: Tampa is a Class 5 Community Rating System community, which the city says means a 25 percent flood insurance discount inside flood zones and 10 percent outside. If the house took water, read this first.

Probate and who has to sign

If the owner has died, the estate sets the timeline. Florida allows summary administration where the estate subject to administration is worth $150,000 or less after exempt property — that ceiling doubled from $75,000 in July 2026 — or the decedent has been dead more than two years. Otherwise it is formal administration, and creditors generally have three months from first publication of the notice to creditors. And if the house is homestead and the owner is married, the Florida Constitution requires the spouse to join in the deed. More on that here.

Two routes, priced both ways

I price from what comparable houses in your pocket of Tampa actually closed at recently, not a website estimate. Then I subtract out loud, in front of you: roof, panel, plumbing, HVAC, clear-out, permit cure, holding costs, and the risk it opens up worse than it looks. Seminole Heights values move street by street, and so do South Tampa flood zones.

Sell it as it stands, for cash. You clear nothing, repair nothing, permit nothing. The price is lower than a retail sale, because the buyer absorbs the clean-out, the repairs, the permits and the risk. What you get back is speed and an end to carrying it.

Clear it, fix what matters, and list it. This usually brings more. It also costs money up front, takes months, needs permits closed properly, and puts you back on a financed buyer’s clock.

Do I have to clean it out first?

No. Leave everything. Take what matters to you and walk away from the rest.

How fast can you actually close?

With clear title and no probate, a couple of weeks, set by the payoff statement, the city lien search and any HOA estoppel. An estate, an unreleased lien or a title defect takes longer, and I will say so at the start, not at the closing table.

What if there is still a mortgage on it?

Normal. The payoff comes out of the proceeds at closing and the lien is released. If the payoff is more than the house is worth, that is a short sale conversation, and you want a Florida real estate attorney in it.

Is Town ‘n’ Country the same as Tampa?

Not for anything official. It is unincorporated Hillsborough County, so permits, code and the lien search go through the county. That changes which office we call, not whether I will buy it. Over the Pinellas line the route looks like this; east of the city, this.
