I served in the Army, then spent seven years in law enforcement, working narcotics and vice in Kansas City. In 2005 I was standing on a homicide scene when the victim's mother asked me who was going to clean it up. Nobody had an answer. I started Spaulding Decon to be the answer, and over the next two decades built it into a national franchise before selling the company.
Somewhere in there I started buying houses myself. A family would be standing in a property they could not face, asking what on earth to do with it, and I would take it on — clear it out, renovate it, get it sold. I have been the investor writing the offer, the person running the clean-out, and the one handling the sale at the end.
That is why I price a house the way I do. I am not guessing at what the repairs cost or what an investor will really pay, because I have been on that side of the table for years.
